Pre-Purchase Inspection

A home inspection is a visual process where all of the items typically used within a home are tested and or operated to verify proper operation and installation. Doors and windows are opened and closed, the roof is inspected, and air conditioning and heating systems are operated. The inspector will fill the sinks and tub(s), run the showers and flush the toilets. Notes will be made regarding the condition of the components tested. At the end of the inspection you will be provided with a detailed report of all our findings.

New Construction Inspections

New construction inspections are preformed at the completion of construction, but prior to your final walk through with the Builder’s Customer Service rep. It is always a good idea to verify that utilities (gas, water, and electricity) have been turned on. The inspection should be scheduled just a day or two before your final walk through with the builder. This will ensure that most, if not all, last minute items have been completed prior to the inspection. Warranty inspections are performed prior to the end of your new home warranty expiration.

Pre-listing Inspections

Listing inspections are a good practice for the homeowner who may not be in tune with the condition of their home. Many sales are lost or cancelled by buyers who are shocked at the “functional condition” of the home. Many homes look great but have serious technical, functional, or safety issues present without the homeowner’s knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and repair or disclose issues found in the inspection report. Repairing these items of concern will help with completing the sale. However, there may also be reasons, possibly financial, when the owner can’t make repairs. Disclosing these items will often produce a higher net sale price for the owner.
